OUR INVESTMENT PHILOSOPHY
APPROACH: We are long-term, cash-flow focused, investors and generally buy to hold. We believe that as the Bay Area continues to steadily expand towards the Central Valley, there will be sustained demand for high quality, well located and managed commercial real estate. Projected population growth, the ACE Train, Self-Driving Cars, High Speed Rail, the growth of the internet and lower land costs and housing prices will all continue to make the Central Valley a place of reliable growth for the remainder of our lifetimes. There are certainly faster growing and more exiting parts of the country but the Fresno to Sacramento corridor has bankable long-term prospects and stays under the radar enough that we can consistently find well-priced and well-located long-term investments. We choose to put all our eggs in this basket and watch it closely.
STRATEGY: We invest in multi-tenant commercial properties, in core locations, primarily in Stanislaus and San Joaquin Counties. We are geography focused, rather than asset type focused and will invest in office, retail, industrial and multi-family properties. We buy properties that we can add value to, through repairs, improvements, leasing, and management. We bring capital to under-capitalized assets. We leverage the Firm’s, and the Principal’s, deep experience to imagine a fresh property perspective, execute a property plan, and maintain that result for the long-term.
